I’m assuming that you’re talking about the registration and report required by ACC for the community. The statutory has to provide any address that they want that will allow the ACC to communicate with the association thru the agent. So, yet PO boxes are legal addresses. I use a PO box for the association that runs this web site and for the registration with the Secretary of State’s office. because I do not want to use my physical address.

Having issues with our Management Company not signing for my USPS Certified Return Receipt mail sent to their PO Box. They list a PO Box and physical address with the ACC. As a Statutory Agent has to have regular business hours (M-F) to accept service I’m assuming they’re required to receive certified mail there at their physical office. Or should a process server be a good idea?
How do you expect a PO box to sign for a certified letter that requires a signature. There is no-one from the community manager’s office at the PO box, unless someone was collecting their mail at the same time that the mail handler went to deliver the certified letter. Send certified letters to their business office where people actually work. Why would you pay $150 for a process server to deliver mail?

EXACTLY, thank you Dennis. Board’s attorney sent out mass violation notices directing Owners if they wanted to contest within the 21 days to mail such by USPS Certified Mail to the Management Companies, Statutory Agents PO BOX… Glad I wasn’t drinking coffee when I read one of the letters I laughed so hard, an HOA attorney no less. Last week Owners were directed to send any and all mail to the Board by USPS Certified Mail to the physical address. I sent 4 Certified Return Receipts to the PO Box last Wednesday November 29, 2023 that were signed for yesterday December 5. Certified letters will be sent to the PO Box on occasion to trend their mail pickup pattern.
