YET ANOTHER WARNER RANCH 4 HOA COMPLAINT
DOES ANYONE KNOW HOW TO GET WARNER RANCH 4 HOA TO ALLOW US TO HAVE A PRIVACY HEDGE SO THAT PEOPLE IN SUNDANCE PARK DO NOT LOOK INTO OUR DOWNSTAIRS MASTER BEDROOM AND BATHROOM? I DO NOT WANT TO BE ACCUSED OF FLASHING.
THE HEDGE HAS BEEN THERE FOR 20 YEARS AND WE ONLY HAVE 12 INCHES OF DIRT BETWEEN THE POOL CONCRETE AND THE METAL FENCE. SO, THERE IS NO WAY OF PREVENTING IT FROM TOUCHING AND IN PLACES GROWING A FEW INCHES THROUGH THE RAILINGS. IT IS IMPOSSIBLE.
WARNER RANCH 4 HOA KEEPS SENDING US THREATENING LETTERS AND $50 DOLLAR FINES FOR THIS ABSURD REASON. THEY ARE INSANE FASCISTS. TOTALLY UNREASONABLE. WHAT REASON CAN THEY POSSIBLY HAVE FOR BEING SO PURILLE OVER A PRIVACY HEDGE???
DO NOT BUY A HOUSE HERE. THEY ARE COMPLETELY OUT OF THEIR MINDS, MONSTERS. WE WOULD GET THE HELL OUR OF HERE IF WE COULD.

If you send me your CC&Rs, I’ll look them over and get back to you. What does the association cite as the exact provision of the governing documents that hedges violate? Do you know that you have the right to contest any violation notice to the board of directors, and if you contest any violation notice, they cannot apply any fine until your opportunity to be heard is completed.
I have a comprehensive legislative proposal that will stop all associations from creating and enforcing these stupid and unreasonable rules. I will work to get that bill and many other bills introduced at the legislature next session.
Until then, your only option is to sue the association for their unreasonable rules. Not a good option at all.

I just received another fine, this time $100 for 2 turns of string on my back fence. Is this Selective enforcement? Which is the unfair and discriminatory application of HOA rules against particular residents. In other words, selective enforcement occurs when the HOA board members enforce the rules against specific homeowners while treating others differently.
Why do these HOAs even exist? Who actually wants them?
Can someone please tell me who is crazy.
So far this year alone, this Warner Ranch 4 HOA has picked on me for
one inch of grass,
6 inches of privet hedge,
and two turns of string.
Total cost $200.
I thought they waived the fines, but I saw an even bigger bill due to late fee.
I did everything they asked within the 10 days and sent pictures. Why was my appeal rejected?
As well as explaining why my appeal was rejected, I asked my HOA to please answer the following questions:
1. Was this decision carried out in accordance with Warner HOA rules? I cannot see how it can because I complied in all three cases within 10days.
2. Was this decision carried out in accordance with AZ HOA rules? Do you recognize that warner HOA must also comply with AZ HOA rules?
3. Given that I definitely corrected all three complaints within the time period and provided proof, what financial incentive is there for me to even attempt to do so in future?
4. Also given the above Is there any point in me submitting appeals in future?
5. What does the HOA expect me to do in future regarding my back privacy hedge which the HOA continues to kill off with extreme cuts?
6. Are there any rules on how often you can fine me for the same privacy hedge issue if I am physically unable to cut it due to my old age and outside temperature?
PS I saw our neighbor across from us has given up and replaced his lawn with ugly stone. Another HOA win?
