ADRE complaint research
Dennis,
If I don’t have previous “Matter ID”s for historical cases, what is the best way to search for previous decisions made by OAJ? I have tried various search terms to no avail. I’d like decsiions on records request violations by HOAs.
I was able to find one due to someone posting on this site and providing their case number. But, otherwise all searches are failing.

Hi Barbara,
This is what works on the site once you arrive at the “Decision Search Page”
Fill out only this one box, which is near the the bottom of the page. Very important, leave all other boxes empty.
Full-text search:
In the full text search box insert either one of these terms and nothing else. Cap size does not matter.
hoa This search will return in 249 results
hoa dispute This search will return 163 results
I checked the site this morning and these were the results I got. The results go way back even as far as when the Department of Fire Building and Life Safety was involved in the HOA dispute process.
Note: to scroll to consecutive pages do not click the double arrows to the side of the last page, rather click the space in between the last number and the double arrows and that will guide you to the next consecutive page.
I hope this helps. Let us know how this works for you. Thanks.
Barbara,
I wanted to mention that the results noted above gives you the ability to pull up the full case records for each case listed in the search. In my opinion there is no way to do a word search on any particular subject.
I have reviewed plenty of cases on all different subjects and have found the information invalueable, especially if you are considering filling a case/petition on your own behalf.
There are a lot of cases on record request and there are wins and losses that you can review and learn from. It;s so interesting to me to try and understand why similar cases are won and lost. Quite insightful. It personally helped me prepare and win a case a few years back.
to all,
When I search for published decisions, I use the responsible agency field. There have been two agencies since the Dispute resolution process began in 2007 that have administered it. The original agency was the Department of Fire, Building, and Life Safety. That department has two listings under the drop-down menu, one of which ends with the initials (H/C) for HOAs and Condominiums. The second department is the Department of Real Estate, which also has two listings under the drop-down menu, with one with the H/C qualifier. Selecting the first department will return all cases from 2007 through 2016 and selecting the ADRE will give you all cases since 2016.
