Questions to ask prospective management companies in open forum
Sorry for the last minute request for your opinion. Owners have been invited to hear presentations from 2 management companies responding for our recent RFP, along with a Q&A. Tyical for our board we are not given the company names in advance. So, we can do no research in advance of this presentation and Q&A. What do you think is the best couple of questions to ask in a very limited time period of Q&A? I am personally interested in their participation in AACM and CAI, and to what degree, financially and otherwise. I hate to start out assuming they are the enemy. But, hope we end up with a better company than we currently have (14 years without competing). The presentations are in the morning. So sorry and understand if you can’t answer in advance of the meeting. PS. We were given notice, but no specific agenda. Just presentaiton and Q&A, 9:30, first company, 10:30, second company.

1. how do they ensure that their community managers are providing appropriate customer relations with the members of their client communities. Training, performance expectations etc.
2. What and how to they maintain community records so that they can be easily retrieved for viewing by association members. What records do and will they provide on-line for ready access by anyone.
3. Does their contract incentivize them for violation enforcement?
4. What exactly is covered by their base per door rate and what is a-la-cart.
5. What is the average tenor of their community managers.
6. are they willing to negotiate their boilerplate contract language?
Thats a start. I could go on and on, but will stop here.
